QBCC Class 1 pool builder — not a general builder dabbling.
Queensland licenses swimming pool construction under a specific QBCC class (Class 1 Builder — Open or Medium Rise, with the swimming pool contractor endorsement). A general builder without that endorsement cannot lawfully build, resurface or substantially renovate a pool. Plenty of cowboys cut corners on this — the building certifier checks the licence number on the Form 17 compliance certificate and the unsuspecting owner discovers it after settlement when the building insurance won’t certify. Confirm any quoted Gold Coast pool builder has their QBCC number on the quote, not just an ABN.
QDC MP 3.4 / AS 1926.1 pool barrier compliance.
Queensland has the strictest residential pool barrier standard in Australia. Every Gold Coast pool needs a barrier (fence + self-closing, self-latching gates) compliant with the Queensland Development Code MP 3.4 and AS 1926.1 — including the 5-year mandatory Pool Safety Certificate (Form 23) issued by a registered Pool Safety Inspector before sale or lease. A non-compliant fence is the #1 reason a settlement gets delayed on a Burleigh / Mermaid / Robina home with a pool. We design the fence and the surrounding paving to comply on day one — rather than tearing back a paver row later because the climbable zone (900mm rule) was missed.
Salt + UV + coastal humidity = equipment lifecycle.
A Gold Coast pool runs in a far harsher environment than a Brisbane or Sydney pool. Salt-chlorinator pools are nearly universal in coastal QLD (chlorine handling in 35°C / 80% humidity is unpleasant). Salt + UV attacks every metal fitting, every pump-motor seal, and the pebble interior. Expect to replace: pump motor every 7–10 years (vs 12–15 inland), chlorinator cell every 4–7 years (vs 8–10), pebble interior every 12–20 years (vs 18–25). We size and spec equipment for the salt environment from day one (316-grade stainless fittings, salt-rated motors) — saves an equipment-replacement cycle inside 10 years.

Build
Fibreglass: 3–5 weeks excavation to handover. Concrete: 10–16 weeks (shell, steel, plumb, render, tile, fence). Resurfacing: 7–14 days. Daily on-site progress.
Form 23 + handover
Pool Safety Inspector signs the Form 23. We commission equipment, run the water chemistry, hand over the maintenance pack and warranty (5 years structural, 1 year on equipment).
